Under the hood: the six vintages (2021–2026) of Quebec's georeferenced property-assessment rolls (MAMH open data) — 3,747,008 properties, 22,150,285 observations — spatially fused with 745,119 real transactions (99.88% match rate, 0.6 m median distance), feeding a hedonic LightGBM model (11.0% MdAPE, 0.995 median ratio in holdout) and an adjusted-comparables engine. The 2026 vintage puts the province's total stock at $2.01 trillion.

The estimate is hybrid — 65% hedonic model, 35% adjusted comparables — with a quantile-regression P10–P90 range and a mandatory confidence grade. Full-text address search (SQLite FTS5) covers all 3.75M units with typo tolerance, and a manual estimation path works without an address. Programmatic SEO exposes 3.76M indexable URLs, and a conversational Ka agent (Claude with 12 server tools) answers valuation questions in plain language.
