Overview
House-hunting in Quebec normally means juggling RE/MAX, Royal LePage, Sutton, Via Capitale, Century 21, DuProprio and dozens of other banners. Immo·Ka inverts the problem: one dedicated connector per source (105 registered connectors — central banner feeds, sub-agencies as plan B, no-broker platforms) visits each site, normalizes every listing to a single PropertyListing schema, deduplicates by Centris number and detects changes continuously, always linking back to the original ad.
Agency sites offer no webhooks, so Immo·Ka reproduces the equivalent with periodic sync plus content hashing: new listings, price changes and removals (property sold) are detected automatically, with a grace period against transient site failures. Coverage as of 2026-08-24: 67,705 active properties, 48 sources, 22 banners, 159 sub-agencies and 3,262 cities. It is the for-sale counterpart of Lou·Ka, wired into the Vrai-Prix valuation engine and the shared KA ID account.
Each listing page goes well beyond the ad: a Vrai-Prix market-value estimate with a P10–P90 gauge and an over/under verdict, the official assessment roll (land/building values, year built), a timestamped asking-price history, census-based neighbourhood profiles, and territorial layers — rent registry, flood zones, air quality, gas prices, shops and transit, plus a precomputed Hydro-Québec estimate.
